What to prepare
Steps
Verify the lessor’s identity and ownership or valid rental or agency authority.
Match the address, room, shared areas, equipment, keys, and lease period.
Test locks, utilities, hot water, air conditioning, internet, and escape routes; record damage and readings.
Compare the contract with the latest MOI template and never sign blank or contradictory terms.
Write down rent, deposit, dates, and how utilities, internet, management, and other charges are calculated.
Confirm repairs, notices, entry, early termination, penalties, deposit return, and handover.
Keep the required contract-review period; stop if pressured to sign or transfer a large payment immediately.
After signing, keep the complete contract, attachments, photos, handover record, and every receipt.
